  • Sommer Place Restrictions
    Click here to obtain the Sommer Place restrictions for items like landscaping requirements, fencing, vehicle storage, and information on the future Sommer Place homeowners association.
  • HOA- Forming this Winter
    Our community needs to start running our own HOA this winter as the developers need to hand over that responsibilities.

    For starting a home owners association the key positions are:

    1) President-
    2) Vice President- not much responsibility
    3) Treasurer- by far the most work involved in the association is the job
    of the treasurer- This person (hopefully with the help of others), needs to
    send out billing information, determine budgets, etcetera.
    4) Additional board members can help with-
    a) Putting together address list for all residents (for information
    and billing purposes).
    b) Address covenants- amend if voted on.
    In addition to the board members there are often committees. Committees may
    include:
    a) An architectural committee
    b) Landscaping committee
    c) Neighborhood activities committee

    We need to organize a group of individuals to meet with the developers and prepare to take-over. I am happy to help organize a meeting.

  • HOA meeting cancelled
    The meeting planned for Thursday Sept 9th has been cancelled.

    After further investigation and careful analysis of the covenants, we have decided to send a letter to the developer and builders placing the burden on them to notify homeowners of their intent to release their responsibilities with management of the neighborhood. We are suggesting that they provide written confirmation to verify that they are rightfully doing so and are in accordance with the below section of the covenants:

    Formation of the Association. The Association shall be formed the earlier of a) the sale of all the Developer's interest in the Subdivision, or b: the sale of seventy-five percent (75%) of the Lots in the Subdivision (which shall include all present and future phases), plus written approval by the Developer and Declarant for the formation of the Association. The Association shall be deemed formed when a written notice of the formation of the Association has been recorded in the Office of the Peoria County Recorder of Deeds and indexed to each Lot in the Subdivision.
    Until an association is formed, individual homeowners are encouraged to contact developer directly with issues such as covenant violations and issues related to common areas.
